What is the Sleep Inn North Scottsdale?
The Sleep Inn North Scottsdale near Mayo Clinic is a three-story Choice Hotels property with about 105 rooms on Scottsdale Road, a few hundred yards south of Bell Road. It’s a simple hotel: interior corridors, a free breakfast, free parking, an outdoor pool and hot tub, a fitness room and a 24-hour business center. Checkout is at noon, children under 18 stay free with a parent, and you have to be 21 to check in.
The name needs two corrections. The first is “Scottsdale”: the hotel is on the west side of Scottsdale Road, the city line, so it’s in Phoenix with a Scottsdale mailing address, like the Hampton Inn & Suites next door and the Courtyard and SpringHill Suites up the block.
The second is “Mayo Clinic.” Mayo has two main campuses in the area, and our Mayo Clinic in Arizona guide explains both. This hotel is about 4 miles from Mayo Clinic Hospital at 56th Street and Mayo Boulevard in north Phoenix, and about 10 miles from the original Shea Boulevard clinic in east Scottsdale. If your appointments are on Shea, there are closer hotels, such as the Sonesta Select on the clinic campus.
Who is it for? Patients and families making trips to the hospital, budget travelers who want free breakfast and parking, and Airpark visitors. Who should look elsewhere: anyone with a pet, anyone under 21 traveling alone, and anyone who wants a resort, a restaurant or a nightlife district within walking distance.
How to do the Sleep Inn right
Confirm your Mayo campus first. It’s the most important thing to check. Mayo Clinic Hospital, the cancer center and most of Mayo’s newer Arizona buildings are on the north Phoenix campus, 10 to 15 minutes away. Many outpatient appointments are still at the Shea Boulevard clinic, about 20 to 25 minutes away. Your appointment letter will say which.
Use the noon checkout. It gives you time for a morning appointment, a swim or a slow breakfast before you leave, and it’s an hour later than the Marriott hotels up the block.
Plan your meals. There’s no restaurant, but the breakfast is free and the barbecue grills are there for a cheap dinner. For groceries and takeout, Trader Joe’s and Picazzo’s are at the Scottsdale Promenade across Scottsdale Road. For a proper dinner, Kierland Commons is about a mile south: North Italia, The Mission, Zinc Bistro.
Leave the pet with the Hampton. The Sleep Inn doesn’t accept pets. The Hampton next door accepts dogs and cats for a fee.
Book event weeks early. Barrett-Jackson in January, the WM Phoenix Open in early February and spring training in March fill every hotel near Bell Road, including the budget ones. If you need to be near the hospital those weeks, book as soon as you have dates.
Why a Scottsdale Road hotel names itself after a Phoenix hospital
The Sleep Inn belongs to the cluster of select-service hotels that went up on the Phoenix side of Scottsdale Road at Bell during the 1990s, along with the Hampton next door (1998) and the Courtyard and SpringHill Suites at the corner. Listings date this building to the late 1990s. These hotels were built for the Airpark, the business district around Scottsdale Airport (the old Thunderbird Field II runway), and for Kierland, which Phoenix had approved in 1991 on the Herberger family’s 730 acres to the south and west.
A few miles northwest, something bigger was being built. Mayo Clinic had come to Arizona in 1987 with an outpatient clinic on Shea Boulevard in east Scottsdale, and for its first decade it relied on Scottsdale Memorial Hospital North for inpatient care. Then it decided to build its own hospital. It judged the Shea campus too small for long-term growth and bought land in north Phoenix, where Mayo Clinic Hospital opened on September 12, 1998, the first hospital Mayo had designed and built itself.
Over the following quarter century, Mayo’s Arizona growth moved to that Phoenix campus: the cancer center, proton-beam therapy, and in 2024 the medical school. The Shea clinic still sees outpatients, but the hospital campus became the center of Mayo’s Arizona practice, and the hotels nearest it gained a new kind of guest: patients and families staying for days or weeks.
The Sleep Inn’s current name, “North Scottsdale near Mayo Clinic,” reflects that shift. Older directory listings, Yelp among them, still use a plainer name: the Sleep Inn at North Scottsdale Road. It’s a small example of a broader pattern. Many hotels along this stretch now market themselves by the hospital as much as by the shops, and the Scottsdale address reflects the 85254 ZIP code more than the city line. For the visitor, the practical lesson is to read the street address before booking, because neither “Scottsdale” nor “Mayo Clinic” in a hotel’s name tells you exactly where it is.
